Strata Title Applications

A Strata Title is a means of dividing up a property title to allow for multiple ownership. The local authority, in this instance the City of Perth, forms part of the approval process for having a Strata Application lodged with the Department of Land Administration (DOLA).

Process for Approval
Steps for a preliminary Strata Assessment

A completed "Strata Title Application Form", plans and application fees are submitted to the City of Perth's Approval Services Unit. Quality Sketch plans are suitable for preliminary assessment and need not be prepared by a licenced surveyor.

Assessment commences

  • the strata plans and original building plans are checked for consistency
  • the site is visited to ensure the building is of a sufficient standard and suitable to be divided into stratas.

A report is prepared listing items to be addressed prior to the application for "Strata Titling ". This will provide an indication of what is required to issue a "Certificate of Local Authority" and is forwarded to the Preliminary Strata Applicant.

    A completed "Strata Title Application Form", strata plans produced by a licensed land surveyor and application fees are submitted to the City of Perth's Approval Services Unit.

Assessment

    The strata plans and original building plans are checked for consistency
  • The site is visited to ensure the building is of a sufficient standard and suitable to be divided into stratas.
  • If there are any encroachments over a public road, street or way, a letter is forwarded to the Minister for Local Government recommending approval or otherwise of the projections
  • Check for compliance of conditions imposed by the State Planning Commission

Approval
Once assessment is complete and the application satisfies the above requirements, the "Certificate of Local Authority" is endorsed and forwarded to the Licenced Land Surveyor.

What next
The licenced land surveyor makes application to the Department of Land Administration for Strata Titling.

The City provides an assessment service for people who intend to strata a property but would like to know the City's requirements before they proceed too far into the process. This service is known as a "Preliminary Strata Assessment".
